Training & Ethics: Allstar Properties management team receives regular training through our memberships in the National Association of Rental Property Managers (NARPM), Idaho Real Estate Commission, National Association of Realtors (NAR), Community Association Institute, and through attending various other training seminars to keep up-to-date with the numerous and ever changing rules and laws regulating the real estate industry. Allstar Properties leasing services includes accurate market analysis for correct pricing, space preparation planning, marketing, showing, negotiations and lease signing. Allstar Properties directs its marketing efforts to consumers through the Sun Valley Multiple Listing Service (MLS), social media postings, fliers, newspaper ads, site signs, postings on the internet and word-of-mouth networking. Marketing is an optional service – the fee is negotiable and is typically based on a percentage of the total consideration upon closing.
Managing the Property: Allstar Properties handles all aspects of managing your property. We believe a property’s greatest asset is its tenants and leases. And, accordingly, Allstar Properties management team administers tenant leases tactfully and actively practices good tenant relationship management to promote lease renewals and continuing revenue. Allstar Properties management team is diligent about the timely collection of revenue, expenses are scrutinized, approved and paid on time and bank accounts are reconciled monthly. Customized owner reports are emailed on schedule and cash distributions are paid by check or by ACH electronic bank transfer.
Repairs and Maintenance: Allstar Properties has extensive knowledge of commercial buildings and has a history of providing practical solutions to complex building issues. Our in-house maintenance staff responds promptly to tenant service requests and is available to assist with larger projects such as tenant improvement and overseeing and coordinating capital improvement projects. After hour emergency calls are handled 24/7 simply by dialing Allstar Properties office number and selecting, extension #12, our automated emergency hot-line extension. Allstar Properties is registered with the Idaho Contractors Board as a Registered Entity Contractor and maintains a network of the best plumbing, electrical, appliance repair, landscaping pest control, spa & pool, alarm companies, etc., vendors in the area and maintains certificates of liability and workers compensation insurance for all vendors it hires.
